living-architects offer the following services:
Feasibilities: To determine whether a project will be viable, costs, areas required, time and phasing constraints are considered. Through drawing and consultancy work we will help to establish the basic parameters for a project.
Site Value Enhancement: In order to maximise potential site value before going to the market place we regularly prepare feasibility options and secure Outline and Detailed Planning Approvals for the residential development potential of redundant sites owned by Charities, Institutions, Local Authorities, Developers and Private Individuals.
Organisation: We can give advice or make arrangements for surveys (plans, levels, conditions, asbestos or drainage). You may need engineers, landscape architects, surveyors, archaeologists or specialists in a range of disciplines.
Presentations: We use a variety of methods, including drawings, models, computer generated photo-montage or perspectives. We also use short films where appropriate.
Consultancy: We provide master-plan proposals, funding applications, planning applications, interior design, Conservation Area or Listed Building Consent, Party and Boundary Wall Matters, Programming, and Health & Safety (Planning Supervisor) services.
Projects: We provide the complete range of services to take a project from its earliest conception through to completion. This includes establishing the brief, outline and detailed designs, project programmes, Planning applications, Building Regulation applications, working drawings and specifications, advising on contractors, arranging tenders, contract administration whilst the project is on site and completion through the Defects Liability Period.
Planning Supervisor Services: Living Architects is a member of the APS and employs qualified Planning Supervisors to provide full services under the Construction (Design & Management) Regulation 1994. |
